Yes. Waterfront attributes — navigable access, pontoon, orientation, canal width and revetment wall condition — are all priced by the market and are assessed as at the valuation date.
Comparable evidence must come from properties with genuinely similar water access. A non-navigable canal frontage is a different asset from a broadwater or main-river position.
Where a revetment wall was in poor condition at the valuation date, that liability affected what a purchaser would have paid and is reflected in the report.
